Proper Water Heater Maintenance Steps

It can be expensive to keep your water heater operating smoothly. Not to include the gas or electricity that it needs to keep it running. To avoid costly repairs, start maintaining your water heater regularly. Letting sediments sit inside the tank can cause the internal components to rust and run inefficiently. At times like this, expect your water heater to stop working anytime soon. Inspect your unit every six months before your unit completely breaks down.

Always turn off the connection of the water heater before carrying out any repairs. Is your unit run by gas or electricity? For gas-fired units, turn off the gas supply valve. Do not forget to turn off the pilot light at the same time. If you have an electric unit, simply shut the power off using the circuit breaker. Locate the shut-off valve at the top of the heater to prevent water from entering the tank.

Draining the tank empty can help you inspect your water heater thoroughly. You can start by connecting a standard hose at the drain valve and run the other end to a big tub, floor drain or gutter. Open the drain valve and wait until the tank is empty. Remove the hose and place a bucket to catch the sediments inside. Flush the dirt by opening the cold water valve until the water runs clear. Removing the filth is important to prevent your tank from rusting and deteriorating. Draining and flushing your tank regularly should keep your tank in its tip-top shape.

Do not use your water heater if the anode rod has completely deteriorated. This is important since this sacrificial rod is responsible for absorbing all the charged water molecules that can damage the internal tank. An anode rod lasts for 3-5 years, depending on how often you maintain your unit. To replace the anode rod properly, ask help from a specialist.

The flu pipe should always be aligned with the heater exhaust port. Check if it's installed properly by inspecting the roof vent. All points in between should be connected and secured into place. If you keep on getting cold water instead of a hot one, your dip tube may be deteriorating. This tube leads cold water down to the burner for proper heating. If the tube has deteriorated, cold water may enter the pipes without being heated. Replace it immediately to continue having access to hot water.

Having a faulty T&P valve can cause your tank to leak, overheat or blow up easily. That is why this relief valve should be checked regularly to make sure it is working at all times. Test it by opening and releasing the valve to allow water to flow out. If you notice water dripping from this valve, replace is as soon as possible.

Watch the pressure inside your tank since excessive pressure can result to further damage. Adjust the water temperature no higher than 80psi. Put a gauge at the exterior hose bib while all the fixtures in your house are turned off. Installing a pressure regulating valve can also solve the problem. When in doubt, contact a specialist.

Performing regular water heater maintenance should not be overlooked, especially if you want to extend its lifespan. Doing this sustains its heating efficiency without contaminating your water at the same time. Always ask help from a specialist if you are not confident enough in working with your water heater on your own.
