Sellers of housing stock always like to receive offers from buyers. They may reject the offers received outright, accept the offers or counter. By countering they are basically negotiating. If the negotiation between the buyers and sellers result in an agreed sales price the next step would be to have a contract drawn up to cement the agreement. The cemented agreement has legal ramifications if signed by all parties.

Standard contracts used by both sellers and purchasers of real property often make room for withdrawal provisions by all parties to signed contracts. This can occur if either side feels that the process is not going well and settlement is unlikely. The conditions under which either party can withdraw and the time constraints involved are often spelled out in all ratified contracts.

Buyers of real property often insert a clause called a home inspection contingent. This allows them to have the properties they want to buy checked thoroughly by licensed home inspectors. The contracts normally allow them to have the inspection done within an agreed time frame from the date the contracts are signed. If problems are found and negotiations cannot resolve any issues, those purchasing buyers can walk away from the deals without any legal ramifications.

Accommodation is a necessity for most people. The housing market can be quite cyclical from time to time. There are various linked steps involved in housing related transactions between buyers and sellers. Many legally binding agreements made between sellers and buyers have mitigating type clauses that each party can use to walk away from legally binding contracts.
